A Complaint Risk Before It Is a Damage Risk

In a hotel the carpet is rarely the expensive part. The review is.

Bedrooms are the classic site - under the bed, under a fixed wardrobe, along the skirting behind a chair, and inside a wardrobe base. Corridors are worse, because the edges of a corridor are never walked on and the cleaning is a vacuum down the middle.

Practical points that come up every time: rooms need to come out of service in a planned way rather than one at a time; treatment can be scheduled around occupancy; and monitoring traps in corridors and store rooms are worth leaving in place afterwards, because they tell you about the next one early.

Guests occasionally report "moths" that are something else entirely. It is worth having whoever is on duty keep the specimen rather than describing it down the phone.

The Perimeter of a Big Floor

Wool-blend carpet tiles are standard in a lot of commercial space, and a large floor plate is walked on in the middle and nowhere else.

The productive places to look are under fixed seating, behind and under filing runs, beneath server cabinets, inside store cupboards, and around the perimeter of rooms that are used rarely - a board room, a training room, an archive.

Carpet tiles help: individual tiles can be lifted for inspection and damaged ones swapped from stock, so a localised problem does not mean a new floor. Work is normally done out of hours.

Broadly: the structure and the landlord’s fixtures - including a fitted carpet supplied with the property - are the landlord’s. The tenant’s own belongings are the tenant’s, and so is keeping the place reasonably clean. Moth damage crosses that line more often than most pests, because the larvae may have arrived in a tenant’s rug and eaten a landlord’s floor.

What resolves it is the same thing every time: a written record made early, which distinguishes live activity from historic damage and states the extent and the date. We provide that on request at no extra charge, and it is worth far more than anybody’s memory at the end of a tenancy.

When the Affected Floor Is Nobody’s

In a block, the carpet in the corridor belongs to the freeholder and is managed by the agent. A leaseholder who treats their own flat and is then recolonised from the corridor has a real problem and no standing to fix it.

The lever is a written finding: what was found in the flat, what the likely source is, and what would need to happen in the common parts. An agent can act on a maintenance item in a way they cannot act on a complaint from one resident.

It is also worth asking about roof voids above top-floor flats. An old bird nest is a feather and debris supply that can serve a whole stack, and it is the sort of thing nobody has looked at since the building went up.
