Why there is no single figure

A Rat Job Is a Course, Not a Visit

The honest reason rat control does not carry a published price is that it is not one piece of work. It is a survey, a treatment that runs over a period, a check that it has worked, and usually proofing so that it does not simply happen again.

There is also a biological reason it takes time. Rats are neophobic: they are wary of new objects in a familiar environment, far more so than mice. Bait that appears in a run they use every night is often ignored for several days before they take it. Nothing about that can be hurried, and any pricing that assumes a single visit is assuming something that usually is not true.

What you get instead is no call-out fee for coming to look, and a price agreed with you before work starts.

The components

What You Are Actually Paying For

• The survey. Finding the runs, the burrows, the smearing and the entry points. On a large or rural plot this is the longest part of the visit and the most valuable.
• The treatment course. Typically several visits over a few weeks, because of the wariness above and because the result has to be confirmed rather than assumed.
• Proofing. Mesh over airbricks, caps on open soil pipes, gaps at service entries closed with something that resists teeth. This is labour and materials and it is the part that decides whether you are doing this again next year.
• Drain work, if it is a drain. A defective or open drain connection is one of the commonest sources of rats in older terraces, and a rat blocker fitted to the right chamber is a different job from baiting a loft.
• Clearing up after. Loft decontamination and replacing fouled insulation, where it has got that far.

Comparing quotes

Make Sure You Are Comparing the Same Thing

Two quotes for rat control are very often quotes for different amounts of work, and the cheaper one is frequently the smaller one. Before you choose, get all four of these straight.

1. How many visits does the figure cover, and what happens if more are needed?
2. Does it include proofing, or is proofing quoted separately afterwards?
3. Has the drain been considered, or ruled out?
4. What does the guarantee actually say? Ours is that if rats return within the guaranteed period we will re-attend.

A quote that covers baiting alone will always look better than one that covers baiting and closing the way in. It is also the one that brings you back in six months.

The part that saves money

Proofing Is the Whole Point

If there is one thing worth paying for on a rat job, it is the proofing, and it is the thing most often left off a cheap quote.

Rats do not appear from nowhere. They come from a garden, a neighbouring plot or a drain, and they get in through a specific, findable opening — an unmeshed airbrick, an uncapped soil pipe, a gap where a cable or a waste pipe passes through a wall, a hole under a threshold. Treat without closing that and you have removed this set of rats from a property that is still exactly as easy to get into as it was.

That is the difference between a job that is finished and a job that is paused.
