Everything Is Closer, Including the Loft

Two features matter here.

One continuous floor. No stairs to break the run, and usually a central hall connecting everything. A problem that starts in a wardrobe reaches the whole property faster than the same problem in a two-storey house, so the survey is whole-property from the start rather than room-first.

A very large loft immediately above. A bungalow has roughly twice the roof area per square metre of floor of a comparable house, and that loft is usually the main storage in the property. Boxed woollens, spare bedding, suitcases and a rolled rug or two, sitting directly over every room.

That proximity cuts both ways. A problem in the loft is a very short journey from the living space, through the hatch or a service gap. And a bird nest in the eaves - which is a genuine food supply of feather and debris - is directly over a bedroom rather than three rooms away.

The larvae themselves barely travel. It is generations of them, moving a room at a time, that covers a property.

So on a bungalow we look at the loft as a matter of course, even when the reported damage is a rug in the lounge. It is often where the answer is, and it is the part of the property least likely to have been checked.
