Most homes need one visit. Most food businesses need the other thing. The interesting cases are in between.
One-off
The Right Answer Most of the Time
For a domestic property with a specific problem, a one-off treatment plus proofing is usually correct and a contract would be selling you something you do not need.
A wasp nest is the clearest case: one nest, one visit, done, and the colony dies in November whatever anybody does. A single rodent entry closed properly is the same. So is a flea treatment after the pet has been treated.
What makes a one-off work is that the proofing gets done. A treatment without it is not a one-off, it is the first of several, and that is how people end up believing they need a contract when what they needed was a closed gap.
Contract
Where It Genuinely Pays
Food premises. Not because the pests are worse but because you have to demonstrate control, and scheduled visits with records are the easiest way to do it. This is about the management score on your hygiene rating as much as about the animals.
Buildings with unavoidable pressure. A property backing onto a watercourse, a railway embankment, open farmland or a row of restaurant bins has a permanent population next door. Monitoring catches it early, which is cheaper than catching it late.
Large or complex sites. Warehouses, care homes, schools, blocks of flats, anywhere with a big envelope and staff rather than residents. Problems run longer before anybody notices.
Anywhere a finding has consequences. If a sighting in front of a customer or an inspector costs you more than the contract does, the arithmetic is straightforward.
What a contract should include

Contracts in this trade vary enormously in what you actually get.
- How many visits, and when. Four a year and eight a year are very different products.
- What is covered and what is extra. Specifically: are call-outs between visits included, or charged? That single clause is the biggest difference between two contracts at the same price.
- Which pests. Many exclude bed bugs, fleas and often wasps, which are the ones people assume are covered.
- What you get in writing after each visit, and whether it is a real report or a signed sheet.
- Proofing: advice or work? Most contracts include recommendations and charge for the work.
- Term and notice. Rolling annual contracts with long notice periods are common. Know before you sign.
A contract that includes call-outs, names the pests, and gives you a proper report each visit is worth paying more for than one that does not.
The in-between cases
Three Worth Thinking About
A landlord with several properties. Often better served by a relationship and a proofing programme than by a formal contract — the recurring cost in rented property is usually unclosed defects, not unmonitored pests.
A home with a recurring problem. If something keeps coming back, the answer is almost never more frequent treatment. It is that the way in has not been found. Spend the money on a proper survey once rather than on visits forever.
A small business without a kitchen. A shop, a salon, an office. Usually a one-off plus proofing, with a review rather than a schedule. The pressure is lower and the consequence of a sighting is smaller.
The honest summary: a contract buys you monitoring and records. If you need those, it is good value. If what you actually need is a gap closed, it is an expensive way of not closing it.
