Building Work and Rats: Why Digging Stirs Them Up
If a rat problem started when the builders did, that is not a coincidence — and the moment to deal with it is while the ground is still open.
Disturbance moves rats, it does not remove them
Any work that opens ground, clears vegetation or exposes drainage displaces whatever was living there. The population does not reduce — it relocates, usually to the nearest cover with food, which is frequently the neighbouring property.
That is why rat calls cluster around development. A site clearance, a new estate going in on former farmland, a demolition, even a large garden being landscaped, will produce calls from the properties around it for weeks afterwards.
If that is your situation, it is worth knowing the cause, because it is usually temporary pressure rather than something wrong with your house.
Drainage is where it gets permanent
The part that turns temporary disturbance into a lasting problem is drainage.
When a drain run is opened, altered, extended or capped, there is an opportunity for a permanent route to be left behind: an old run capped badly or not at all, a new connection poorly sealed, a redundant branch left open.
A rat in the sewer that finds an open redundant branch is inside the building envelope, and no amount of work on the walls above will address it. This is the single most common way a house acquires a long-term rat problem during building work.
What to get right while the ground is open
- Every redundant drain run properly sealed, not just covered
- New connections correctly made and sealed at the junction
- Service entries through the new wall sealed as they are made, not left for later
- Cavity closed at ground level where the new work meets the old
- Any gap between the new structure and the existing one closed before it is boxed in
All of that is far easier and cheaper now than it will be once the work is finished, and the difference between doing it and not is usually the difference between one bad autumn and a problem that recurs for years.
If you have an extension going up and you have started hearing things, ring while the ground is open rather than after the patio goes down.
